Casa Mansion is a rare colonial villa in Playacar Phase 1 — a gated community with direct beach access and Mayan ruins steps from the door. The property has five independent apartments, from a 2-bedroom main residence to private studios, each with its own kitchen and bath. Every space shares the same character: stained glass windows, terracotta marble floors, arched mahogany doors, and a golden dome that crowns the heart of the house.

Architecture

A villa built for a different era

The heart of the house is its central hall — a golden rotunda with a hand-crafted dome, flanked by arched French doors that open onto the terrace and pool. The space was designed to live outdoors as much as indoors, with jungle and ocean always in frame.

Throughout the villa: stained glass arched windows, carved mahogany doors, terracotta marble floors with ebony inlay, and a signature gold monstera leaf — quiet details that give the house its personality.

The rooftop pool sits level with the jungle canopy, with an unobstructed view of the Caribbean. Steps away: a shaded terrace with a bar table and hanging lamps — the right place for morning coffee or a sunset drink before heading to the beach.

A Weber grill and outdoor kitchen make evenings on the terrace easy. Beach towels, chairs, and coolers are always ready.

Est. 1984

Built before the city existed.

In 1984, Playa del Carmen was barely a settlement — a quiet cove on the Caribbean coast with fewer than 1,500 people. The ferry to Cozumel was its main purpose, and the land was still technically part of Cozumel municipality. There were no resort chains, no shopping streets, no tourist corridor. The jungle grew to the water's edge and the beach was empty.

It was here, just five years after Playacar was established as one of the coast's first residential communities, that Casa Mansion was built. A colonial house, in a place that hadn't yet decided to become a city.

Playa del Carmen officially became its own municipality only in 1993. In the years between, this house quietly aged: watched the jungle give way to cobblestone streets, the fishing boats share the water with dive boats, and a small ferry landing grow into one of the Caribbean's most visited towns. It predates the boutique hotels, the rooftop restaurants, the name "Riviera Maya."

It was built for a different kind of coast.

What hasn't changed: the wide beach two minutes away, the Mayan ruins within Playacar's grounds, the Caribbean light at dusk, and the stillness after the pool.

A brief timeline

300 AD

Xaman-Há

The Maya settle the cove now called Playa del Carmen — a sacred stop on the pilgrimage route to Cozumel.

1979

Playacar founded

One of the first gated communities on the Caribbean coast, carved from the jungle south of the village.

1984

Casa Mansion built

Population of Playa del Carmen: ~1,500. Still part of Cozumel municipality. The town is a fishing village.

1993

A city is born

Solidaridad Municipality is officially created. Playa del Carmen separates from Cozumel — the boom begins.

Today

The house endures

The city has grown tenfold. The house remains — original floors, original arches, the same ocean light.

Mayan Heritage

Three archaeological ruins sit within Playacar's grounds. Chichen Itza and Tulum are day trips. Cobá is one hour north. You're staying in one of the world's richest historical landscapes.

Cenotes & Jungle

The Yucatán Peninsula has no rivers — only cenotes. These ancient freshwater sinkholes are scattered through the jungle, some hidden, some sacred, all stunning. Tours can be arranged from the house.

Caribbean Coast

Playacar Phase 1 has direct access to the widest stretch of Playa del Carmen beach — powder-white sand, calm turquoise water, and the start of the Mesoamerican Barrier Reef just offshore.
